Systems Scheduling
When Nations Construction Management, Inc. prepares the project schedule, we are able to identify materials which have long delivery times. This is important for the architect in his material selection, for the client in determining how long it can expect the project to last, and in planning the construction of the project.

Nations Construction Management, Inc. will then develop a plan to identify any materials which have to be pre-purchased to shorten delivery times and to speed project completion. In addition, an accurate schedule can enable Nations Construction Management, Inc. to speed up the project by beginning construction before actual completion of blueprints.

Nations Construction Management, Inc. will work directly with the local building department officials to ensure timely permitting of the project and construction compliance with all local and state building codes.

Bar Charts
On projects without lengthy delivery times for materials and short construction times, schedules are outlined by trade in bar chart systems, identifying the phasing of each trade onto the project, its relation to the overall project, and its scheduled completion date. The charts, like all the more detailed schedules are distributed to all project team members.

Critical Path Analysis
Critical Path Analysis is used on projects with long construction cycles, many trades, complex workmanship, and which require extensive material delivery coordination. The purpose of the critical path system is to find the critical sequence of material deliveries, manpower schedules, and equipment utilization which completes the project within the minimum time frame and which maximizes efficient deployment of all components of the project.

Management and Supervision
Estimating and scheduling are means of establishing cost control parameters. Successful completion of a project requires quality on-site supervision and on-going project management.

Project Management
Nations Construction Management, Inc. s Project Managers report to the client and the design team and coordinate all construction related activities on the project. The Project Manager is responsible for bringing together all pieces of the project and orchestrating their performance. Nations Construction Management, Inc. Project Managers have direct experience in field work and estimating. Their hands-on knowledge of every aspect of a construction project and their rounded exposure to all types of construction work brings an additional dimension of professional competence to every job built by Nations Construction Management, Inc..

Field Supervision
Nations Construction Management, Inc. provides field staffing to meet the individual project requirements. Where merited by the scope of the project Field Managers and Assistant Superintendents support the Project Superintendent. Individual superintendents report to a general superintendent who monitors their field performance and provides them with on-going management support. The superintendents, field managers, and general superintendent coordinate their efforts daily with the Nations Construction Management, Inc. Project Manager. Weekly meetings with all subcontractors and weekly meetings with the owner, architect, and engineers are utilized to insure adherence to the schedule and quality control.

Nations Construction Management, Inc. employs extensive computer control systems to track job costs and progress. Several of the monitoring reports and systems which are utilized to ensure constant control of job costs, scheduling and material expedition are addressed in this section.

Materials Expedition
From the outset of your project, Nations Construction Management, Inc. will meet with all of the project material suppliers, vendors, and subcontractors to identify the delivery lead times for all materials. Nations Construction Management, Inc. will develop a detailed prioritized list needed to expedite deliveries, including dates by which information on materials must be submitted to the architect and engineers for review, and dates by which items must be manufactured, shipped and arrive at the job. This data will be incorporated into a submittal log, which will be distributed each week to the client, the architect, the engineers, and the subcontractors to track all progress and highlight problem areas, bottlenecks, and potential late deliveries.

Our in-house computer program tracks every entry made into the submittal log. If a material supplier or subcontractor is late in making a material or detailing submittal to the project design team. Nations Construction Management, Inc. will flag that specific item and the Nations Construction Management, Inc. Project Manager will immediately contact the party responsible for the submittal to get the submittal into the system and prevent any delay to the project.

Nations Construction Management, Inc. s system also tracks how much time the architect and engineers spend on reviewing submittals. If for any reason a submittal is taking too long for architectural or engineering review based on the time frame required by the project, the Nations Construction Management, Inc. Project Manager will immediately contact the appropriate design professional to discern if a problem exists and to help expedite the solution.

Nations Construction Management, Inc. formally documents all inquiries for clarification from the design team with a Request for Information form letter. This system prevents confusion and crystallizes any points of ambiguity. The result is an end product built in accordance with the architect s original vision and the engineer s intended exactness.

Schedule Controls
To maintain all costs within the budget, the project must be kept on schedule. In our weekly on-site meetings with each subcontractor, Nations Construction Management, Inc. will review the subcontractors progress on the job that week and to date, the status of all the subcontractor submittals of proposed materials and equipment to the architects and engineers, the delivery schedule of all materials and equipment, and the subcontractors manpower and staffing on the project. This tight span of subcontract control enables Nations Construction Management, Inc. to make staffing changes and adjustments to keep the project on schedule and maintain quality.

Cost Meetings
Nations Construction Management, Inc. conducts in-house meetings to review the status of all billings for materials and all subcontractor costs and billings. Costs are compared to budget and are projected to ensure they will remain within budget.

Materials Subcontractor Reports
This cost analysis is published monthly for review and compared with the budget projections. Since material purchase orders and subcontracts can only be altered through additive change orders, which require the approval of the client, it is essential to constantly monitor all potential areas where unbudgeted work can arise or delays can be encountered.
